BAH And Your Mortgage

Can you use BAH to pay your mortgage?

Yes. The Defense Department says you are free to use your Basic Allowance for Housing (BAH) for mortgage payments. But BAH is set by your duty station, not by what your home costs. Your payment can come out above or below it.

This page shows what sets your BAH when you own a home, what can change it, and what happens when orders move you.

What sets your BAH

If you serve on permanent duty in the 50 states and the military does not give you government housing, you are eligible for BAH. Three things set the amount:

  • Your pay grade.
  • Whether you have dependents, not how many.
  • The ZIP code of your permanent duty station.

Owning a home is not on that list. Neither is what you pay. Defense Department pay rules say BAH is paid no matter what your housing actually costs.

It is not based on where your home is, either. The Defense Department's BAH guide says once your duty station is known, your BAH is fixed, wherever you choose to live.

You rent

What BAH is measured on
Are you eligible for BAH?

Yes, if you are not given government housing

What sets the amount

Pay grade, dependents and duty station ZIP code

What the Defense Department measures

Local rents near the duty station, plus average utilities

Rents for civilians with incomes like yours.

Your cost against BAH

Can be higher or lower, based on the home you choose

Spend less than your BAH and you keep the rest.

You own

What BAH does not measure
Are you eligible for BAH?

Yes, the same way

What sets the amount

The same three things

Not your mortgage payment, and not where your home is.

What the Defense Department measures

The same local rents

Mortgage payments and property taxes are not counted.

Your cost against BAH

Can be higher or lower too

A mortgage payment depends on things rent does not, like your down payment and interest rates.

Free to use, not built for a mortgage. The Defense Department's BAH guide says members are free to use BAH in any way they see fit, but out-of-pocket costs may be greater for service members who buy homes.

To see your BAH, use the Defense Department's BAH calculator with your duty station's ZIP code, the year and your pay grade.

While You Own

What can change your BAH

BAH rates are set again each year from local rents, and they can go up or down. Rate protection keeps yours from going down.

For the yearly calendar, see our guide to when new BAH rates come out.

If new rates for your area come out lower, you keep the amount you had, as long as your status stays the same. You still get any increase. The Defense Department says this protects members who made long-term commitments, like a lease or a contract, when housing costs in the area drop.

A promotion does not end it. Rate protection ends when:

  • You make a permanent change of station (PCS).
  • Your pay grade goes down.
  • You go from having dependents to not having them, or the other way. BAH only looks at whether you have dependents, not how many.

When Orders Move You

Your BAH follows your duty station, not your house

Defense Department pay rules say BAH is ordinarily based on your permanent duty station at the time, or your home port if you are assigned to a ship. If you PCS and keep the home, your BAH changes to the new duty station's rate.

Rate protection then starts again at the new duty station. Before you decide to keep the home, look up the new rate in the BAH calculator.

Some cases are paid on another location instead. One example in the rules: you are active duty (not Guard or Reserve), you have dependents, and you serve an unaccompanied tour overseas. If your family stays at the old duty station and is not in government housing, you are paid at the old duty station's rate. Other cases need approval. Ask your finance office how your orders apply.

Taxes

BAH and your mortgage interest

BAH is not counted in your taxable income. The IRS says that does not stop you from deducting some costs you pay with it.

You may still be able to deduct the mortgage interest and real estate taxes on your home that you pay with BAH. The IRS sends you to the instructions for Schedule A, the form for itemized deductions.

What To Ask

Questions for your finance office and your lender

The Defense Department says your local finance office or command is the first place to ask about your own BAH. Ask them:

  1. Is my BAH rate protected, and what would end it?
  2. If I get orders and keep my home, which location will my BAH be based on?
  3. Do my orders allow BAH at another location?

Find your installation's finance office on MilitaryINSTALLATIONS.

Ask your lender, before you buy:

  1. Will you count my BAH as income for this loan?

For a VA loan, our guide to BAH as loan income shows how VA counts it.

This page is not legal, tax or financial advice. Your finance office can tell you how BAH rules apply to you.

A page can explain BAH.An agent who knows military moves can help you weigh a home against your orders and your next move.

Mission Ready Operators know how military life, rank and benefits work, and how orders and moving dates work. Questions about your own BAH belong with your finance office.

Common Questions

Questions people ask about BAH and owning a home

Can you use BAH to pay your mortgage?

Yes. The Defense Department's guide to the Basic Allowance for Housing (BAH) says members are free to use BAH for mortgage payments. BAH is set from local rents near your duty station, not from what homes cost, so it may not cover your whole payment.

Do you get BAH if you own a home?

Yes, if you are otherwise eligible. The Defense Department says a service member on permanent duty in the 50 states who is not given government housing is eligible for BAH, based on pay grade, whether they have dependents, and the duty station's ZIP code. Owning or renting is not one of those things.

Does BAH cover a mortgage payment?

Not always. The Defense Department sets BAH from local rents plus average utilities, and says mortgage payments and property taxes are not part of it. Its BAH guide says out-of-pocket costs may be greater for service members who buy homes.

Is BAH based on your duty station or where you live?

Your duty station. The Defense Department's BAH guide says once your duty station is known, your BAH is fixed, wherever you choose to live. Guard and Reserve orders, and some other orders, can change the location your BAH is based on, so ask your finance office.

Do you get to keep extra BAH?

Yes. The Defense Department says each member is free to decide how to use their income, including the housing allowance, with no penalty for spending less on rent. Its pay rules say BAH is paid no matter what your housing actually costs.

Can you deduct mortgage interest you pay with BAH?

You may be able to. The IRS says BAH is not counted in your income, but you may still be able to deduct the mortgage interest and real estate taxes on your home that you pay with BAH. The IRS sends you to the instructions for Schedule A, the form for itemized deductions.

What we left out on purpose. We give no BAH rates or dollar amounts: they change every year, so use the calculator. How a lender counts BAH as income for a VA loan has its own guide. Guard and Reserve members on orders, overseas housing allowance, dual military couples and temporary rate increases each have their own rules: ask your finance office. We do not cover renting your home out, or landlord rules.
