Using a VA Loan Again
Can you use a VA loan more than once?
Yes. Your benefit can come back, or you can use what is left. The Department of Veterans Affairs (VA) home loan benefit is not used up by one loan. But one way of getting it back works only one time.
This page shows how each way works, what you ask VA for, and what to check before you buy again.

What you used, and how it comes back
When you buy with a VA loan, you use part of your VA home loan benefit. VA calls that benefit entitlement.
Entitlement is the most VA will pay your lender if the loan is not paid back. Your Certificate of Eligibility, the VA document that shows your benefit, lists how much you have used.
There are two ways to buy with a VA loan again. VA can give back what you used, which VA calls restoring your entitlement. Or you can use the benefit you have left, while the old loan is still open. Either way, the new home has to be one you plan to live in.

Two Ways
Get your benefit back, or use what is left
Which one fits depends on what happened to the old loan and the old home.
Get it back
VA restores what you usedThe old loan is paid in full and you sold the home
Or a veteran buyer took over your loan and put in as much of their own benefit as you used. Or, one time only, the loan is paid in full and you kept the home. You also still have to be eligible for a VA loan.
With your full benefit, VA sets no loan limit
You still have to qualify for the loan, and the home's appraisal has to support the price.
Ask VA for a new Certificate of Eligibility
It does not come back on its own. Ask online, through your lender, or by mail.
Use what is left
The old loan stays openYou cannot get the benefit back yet
For example, you kept the old home and the VA loan on it is still open.
Depends on the county where you buy
What is left depends on that county's loan limit and what you used. Your lender may require a down payment if it is not enough.
Your lender works it out
From your Certificate of Eligibility and the county loan limit.
Paying off a loan does not give your benefit back by itself. You have to ask VA.
VA's own example of what is left: a veteran has used $50,000 of benefit, in a county with a $900,000 limit. VA takes a quarter of the limit, $225,000, and subtracts the $50,000. That leaves $175,000 of benefit, enough for a $700,000 loan before a lender may ask for a down payment.

The One-Time Rule
Keep the home, get your benefit back once
If your VA loan is paid in full but you still own the home, VA can restore your benefit one time only.
It is for buying a different home that you will live in as your main home. A loan can be paid in full while you keep the home if you paid it off, or refinanced it into a loan that is not a VA loan.
VA's own example: a veteran bought a home in Maryland with a VA loan. Before a job move to Georgia, the veteran refinanced it into a loan that was not a VA loan, and kept the home. VA says the veteran can use the one-time restoration to buy in Georgia.
After you use it, the rule changes. Your Certificate of Eligibility will show the one-time restoration. VA says any later restoration needs you to no longer own the homes you bought with a VA loan. In VA's example, that is both homes.

Before You Buy Again
What to check before you buy again
Ask your lender these before you make an offer.
- What does my Certificate of Eligibility show as used, and has any of it been restored?
- Is my old VA loan paid in full, and do I still own that home?
- If I keep the old home, is the benefit I have left enough in the county where I want to buy?
- Would I use my one-time restoration on this purchase, and what would that mean later?
- Will my funding fee be different because this is not my first VA loan?
If VA's records do not show the old loan paid off
VA Form 26-1880 says you may need to send proof. A paid-in-full statement from the old lender, a satisfaction of mortgage (the county's record that the loan is paid), or the closing statement from the sale or refinance can show it.
If VA paid a loss on an old loan
If an old VA loan ended in foreclosure and VA paid the lender for the loss, VA's lender handbook says that benefit cannot be restored until the loss is repaid in full. Your VA regional loan center can tell you how to repay it. You may still have some benefit left.
The funding fee
VA charges a funding fee on a VA loan unless you are exempt. After your first use, it can be higher, depending on the loan type and your down payment. VA's funding fee page shows the rates.
This page is not legal or financial advice. VA decides whether to restore a benefit, and your lender decides on the loan. Ask VA or your lender about your own Certificate of Eligibility.

Mission Ready Operators are trained and tested on VA entitlement, including how to use the benefit more than once. VA still decides on restoring it, and your lender on the loan.

Common Questions
Questions veterans ask about using a VA loan again
Can you use a VA loan more than once?
Yes. VA can give back the benefit you used on an earlier VA loan, which VA calls restoring your entitlement. If you cannot get it back yet, you may still have some benefit left to use. VA decides on restoring it, and your lender decides on the loan.
How do I get my VA loan entitlement back?
VA can restore it if the old VA loan is paid in full and you sold the home, or if a veteran buyer took over your loan and put in as much of their own benefit as you used. Or, one time only, if the loan is paid in full and you kept the home. You also still have to be eligible for a VA loan. It does not come back on its own: you ask VA for a new Certificate of Eligibility with it restored, online, through your lender, or by mail with VA Form 26-1880.
What is the VA one-time restoration of entitlement?
If your VA loan is paid in full but you still own the home, VA can restore your benefit one time only, to buy a different home you will live in. After that, VA says any later restoration needs you to no longer own the homes you bought with a VA loan. You ask VA for a new Certificate of Eligibility to use it.
Can I have two VA loans at the same time?
Possibly. If your first VA loan is still open, VA says you may still have benefit left to buy another home. How much depends on the county loan limit where you buy, and your lender may require a down payment if it is not enough. The new home has to be one you plan to live in.
Can I use a VA loan again after a foreclosure?
Possibly. If VA paid the lender for a loss on your old loan, VA's lender handbook says that benefit cannot be restored until the loss is repaid in full. Your VA regional loan center can tell you how to repay it. You may still have some benefit left.

What we left out on purpose. We give no interest rates or funding fee rates, because they change. Use VA's chart. We do not list who is exempt from the funding fee. We do not say how long VA takes to restore a benefit, because VA does not say. A home destroyed in a disaster follows a separate VA rule, so ask VA. And VA's full rules on living in the home are not covered here.
