Quantico and Fort Belvoir
Where should you live near Quantico or Fort Belvoir?
Start with which base, and which way you drive.Military OneSource puts Fort Belvoir about 20 miles south of Washington, D.C., and Marine Corps Base Quantico 36 miles south. A home that works for one may not work for the other.
This page shows what each drive depends on, which way the express lanes run, what a home changes about your costs, and how to test a home before you choose it.

Two bases on one interstate
People ask where to live near Quantico or Fort Belvoir. The more useful question is which base you will drive to, through which gate, and at what hour.
Military OneSource says Fort Belvoir is in Fairfax County and Marine Corps Base Quantico is in Prince William County. Both are reached from Interstate 95 (I-95).
Know where you will actually work. Military OneSource says Fort Belvoir is home to Army commands and Defense Department agencies. The Army's list of them includes the National Geospatial-Intelligence Agency, which gives its address as Springfield. Ask your new office where you will report.
So two homes the same distance from "the base" can be very different drives.
We are not going to pick an area for you. What we can show you is what each drive depends on, from what the Army, the Marine Corps, Military OneSource and the Virginia Department of Transportation publish.

The Two Bases
What each drive depends on
Two bases, two sets of gates, two housing offices. Neither is better. They depend on different things.
Fort Belvoir
About 20 miles south of D.C.Tulley Gate is the main entrance
Military OneSource's route from I-95 takes the Fairfax County Parkway to its end at Route 1, then left. The Army lists other gates too, each with its own hours.
Buses from Metrorail
Military OneSource says buses run to the base from the King Street, Eisenhower Avenue and Huntington Metrorail stations.
Help with off-post housing
The Army's Housing Services Office offers eligible personnel off-post counseling and referrals, and will review a lease or rental agreement.
Marine Corps Base Quantico
36 miles south of D.C.Exit 150 or exit 148 off I-95
Military OneSource lists exit 150-A for the main gate and exit 148 for the south entrance. The base's own page lists several gates, and their hours are not all the same.
No shuttle bus on the base
Military OneSource says Amtrak and Virginia Railway Express trains serve the town of Quantico, and OmniLink buses run from it.
Check in before you rent or buy
The base says incoming service members must check in with its housing office before making any arrangements for off-base housing. Leaving family somewhere else? Military OneSource says the base has no rooms for you, so plan to pay for your own place off the base.
Know which base, and which building, you are buying for before you compare homes.
If two people in your home work at different bases, the home has to work for both drives. Test it both ways.

The Express Lanes
Which way the express lanes run at your hour
The 95 Express Lanes change direction during the day. That can matter as much as the miles do.
Transurban runs the lanes in a partnership with the Virginia Department of Transportation (VDOT). It says the lanes are reversible: they point north in the morning, toward D.C., and south in the evening. It calls its schedule approximate and says it sometimes changes it for holidays, area events or incidents. Weekends run on a different schedule.
Why it matters for a home: on a weekday morning, a drive south runs against the express lanes. A drive north runs with them. Which one you make depends on where the home is.
What they cost: VDOT says a vehicle with three or more people rides free with an E-ZPass Flex set to HOV (high occupancy vehicle) mode. A vehicle with one or two people pays a toll that changes with traffic. Motorcycles and buses ride free. Military OneSource says tolls are higher during peak travel hours.

Costs
What a home changes about your costs, and what it does not
Your housing allowance does not change with the home. Your local taxes do.
Your housing allowance follows your duty station
If you are a service member, your Basic Allowance for Housing (BAH) is set by your duty station, not by the home you choose. A home farther away does not raise it. Guard and Reserve orders, and some others, can change the location it is based on, so ask your finance office. Our guide Can you use BAH to pay your mortgage? explains it, and the Defense Department's BAH calculator gives your rate.
Your local taxes follow the home
In Virginia, counties, cities, towns and some special tax districts each have their own tax rates, on real estate and on personal property, which can include your car. A home near either base may be in a different county or city from the base, so check the tax office where the home is.
The Virginia Department of Taxation publishes each year's local tax rates, and says an actual tax bill may vary from them. If the Department of Veterans Affairs rates you as having a 100 percent service-connected, permanent and total disability, see Do disabled veterans pay property taxes in Virginia?

Use This On A Specific Address
Test an address against your report time
Four questions. Ask them about a specific address, before you fall in love with it.
Report time
Does this route work at the hour you actually report, rather than at midday? Check the route at your hour, not at the hour it is convenient to drive it. Here, check which way the express lanes run at that hour too. Military OneSource warns that I-95 is very busy at peak hours, with delays, accidents and construction.
Gate
Which gate does this route depend on, and is that gate operating in that window? Check the current Fort Belvoir gate hours and Quantico gate hours rather than assuming. If you work for an agency, ask your new office which gate serves your building.
Nights and weekends
Does your access route change outside standard hours? Both bases post hours gate by gate, and they are not the same at every gate. The express lanes run a different schedule on weekends too.
Household logistics
What other fixed stops happen before or after the commute? A second drop-off or pick-up can matter more to the shape of a day than the miles do. Here, that can include someone in your home who works at the other base.
Already own a home here? If new orders move you from one base to the other, ask the same four questions about the home you have.

The Boundary
What this page does not decide
- It does not pick an area for you. It gives you a way to test an address against your own report time.
- It does not rank areas near either base. It compares bases, gates and the express lanes. Which area suits a household is not something a web page can know.
- It does not list gate hours or express lane times. They change, and the bases and the lanes post their own.
- It does not give tax rates or toll amounts. They change, and the owners publish them.
- It does not know your job. Where you report is yours to supply, and everything here depends on it.
A page can tell you which questions to ask.Someone who works this market can walk a specific home with you.

Common Questions
Questions Quantico and Fort Belvoir families ask
Where should I live near Quantico or Fort Belvoir?
It depends on which base you report to, which gate, and which way you drive at that hour. Military OneSource puts Fort Belvoir about 20 miles south of Washington, D.C., and Marine Corps Base Quantico 36 miles south. Both are reached from Interstate 95. Test a specific home by driving to your gate at the hour you report. My Military HQ does not rank areas.
Which way do the 95 Express Lanes go in the morning?
North on weekday mornings, as of October 2026. Transurban, which runs the lanes in a partnership with the Virginia Department of Transportation, says they point north in the morning and south in the evening. It calls its schedule approximate and says it sometimes changes it for holidays, area events or incidents. Weekends run on a different schedule. Check the status bar on expresslanes.com for the current direction.
Are the 95 Express Lanes free?
Only for some trips, as of October 2026. The Virginia Department of Transportation says a vehicle with three or more people rides free with an E-ZPass Flex set to HOV (high occupancy vehicle) mode. A vehicle with one or two people pays a toll that changes with traffic. Motorcycles and buses ride free. Military OneSource says tolls are higher during peak travel hours.
Do I have to see the housing office before I buy near Quantico?
If you are a service member reporting to Marine Corps Base Quantico, yes. The base says incoming personnel, married or single, must report to its Family Housing Office before renting or buying in the civilian community. Do it before you sign anything.
Does living farther from base change my BAH?
No. The Defense Department's guide to the Basic Allowance for Housing (BAH) says once your duty station is known, your BAH is fixed, wherever you choose to live. Guard and Reserve orders, and some other orders, can change the location your BAH is based on, so ask your finance office.
